Help-U-Sell ushers in new way to buy, sell real estate

HIGH POINT -- Help-U-Sell is part of a revolution in the way this country buys and sells real estate.

"The real estate model is evolving from the traditional model, which is decades old," said Steve Vincent, owner of Help-U-Sell Triad Realty at 1231 Eastchester Drive. "We were searching for a new model with different offerings for the public."

Help-U-Sell is an employee-based model allowing Vincent and his co-owner, Richard Dexter, to offer full-service, flat-fee brokerage.

The company maintains up to 70 active listings at one time. Year-to-date, Help-U-Sell clients have saved $233,285, money that under the traditional real estate model would have gone towards commissions to independent contractors.

Sellers save an average of $5,300 when they market their property with Help-U-Sell compared to working with independent contractors. Although rates are negotiable, sellers usually pay about 6 percent in commissions when going through independent contractors.

Help-U-Sell also offers flat-fee services to buyers in the market for a home. Just the other day, Vincent said, a buyer saved more than $1,800 when they bought a $259,000 home.

Both Vincent and Dexter have years of experience in real estate. Dexter also is a former Dell employee who has used his technology background to provide maximum exposure for Help-U-Sell listings.

The company's recognition nationwide also helps sellers gain national exposure. Help-U-Sell has been in operation for 30 years and boasts almost 1,000 offices around the country, with 31 in North Carolina.

"Each property -- regardless of price -- needs the maximum amount of exposure it can get," Vincent said, adding his company is able to use resources on the Internet, a monthly digest and virtual tours to sell homes.

"We're going to get your house in front of more eyes than anyone else," Dexter said. "We plan on growing ... and are continually looking for ways to set apart our homes from others."
